PET POLICY

Pets are accepted at most of our properties with a one time non-refundable pet fee of $250.00 and an additional rent of $25.00 to $50.00 a month per pet.  In order to house a pet, residents must sign a pet lease agreement with roommate approval and pay the pet fee at the time of lease signing or upon ownership. Please call to find out where pets are accepted.

Max 1 pet per unit/ Weight limit 40 lbs full grown for dogs.

EXCLUDED BREEDS: LANDLORD prohibits the following breeds of dogs on the property:Chow, Rottweiler, Doberman, Pit Bull. This prohibition applies to full and/or mixed bloodlines of the listed breeds.


RENT PAYMENT

All rents must be paid by the 1st of each month. If rent is not received on the 1st late fees will be applied to your account every day you are late. Late fees: $40.00 on the 2nd of the month and an additional $4.00 everyday that follows.


PARKING

 Parking is not a guarantee at all of our properties. Parking passes are $200.00 for the entire year and must be purchased in order to park in the lot of the property. These policies apply to Campus Properties only.


MAINTENANCE

We provide professional maintenance 24 hrs a day. For any maintenance requests please call 614-263-2665 during business hours, or you can submit a maintenance request online on the resident portal. For after hours maintenance emergencies, please call 614-419-7621 and your message will be forwarded to the maintenance supervisor. If your maintenance request is not an emergency, you will be contacted the following business day. We give priority to emergency situations such as: flood, fire, gas leaks and no heat.


SUBLEASING

Subletting is permitted with a written approval by G.A.S. Properties and the remaining roommates.  If the sub-lessee fails to pay the rent, the original tenant will be held responsible. Original tenants do not get their security deposit back until the end of the lease term.
