Step 1: Browse Available Properties

- Rent & utilities
- Number of bedrooms & bathrooms
- Square footage & amenities
- Distance from campus
- Properties available for 2026 will be marked under that category
Step 2: Schedule a Showing
- Showings are in-person only β no virtual showings. Many large multi-unit properties have a 360Β° virtual tour feature on our website, so you are welcome to check it out!
- Schedule in advance to secure your preferred time
- Leasing is first come, first serve. Submitting an application does not guarantee a lease
Step 3: Tour the Unit
- Inspect thoroughly: appliances, water pressure, lighting, security, and overall condition
- Check common areas and parking
- Take notes or photos to compare different units
Step 4: Complete an Application
- Apply online via our application portal or in person at our office
- Tip: Complete your application before lease signing to save time
- Roommates can link applications using the "Roommate Names" section on the application form so all tenants are grouped together
Step 5: Lease Signing
- Options: Sign in-office or online via E-Sign
- Requirements:
- Photo ID for each tenant
- Cosigner form (anyone 25 yrs or less) β must be completed within 5 days after lease signing. Cosigner forms can be completed online; we will email your cosigner the necessary documents
- Payment: Security deposit required when lease is signed. (equal to one monthβs rent)
Step 6: Portal Activation & Move-In
- All tenants must activate their resident portal prior to move-in, in order to:
- Manage rent payments
- Submit maintenance requests
- Access move-in instructions (closer to move-in time)

Leasing Information- Student housing
Below are our standard policies and procedures for leasing with G.A.S. Properties. Please review carefully β these are binding upon lease signing.
πΎ Pet Policy
- Pets accepted at most properties with a one-time $250 non-refundable pet fee.
- Monthly pet rent: $35 to $65 per pet, depending on property.
- Must sign a pet lease and get roommate approval.
- Limit: 1 pet per unit. Dog weight max: 40 lbs full-grown.
- Excluded breeds: Chow, Rottweiler, Doberman, Pit Bull,Shar Pei,Terrier,Akita (including mixes).
π΅ Rent Payment
Rent is due on the 1st of every month. If payment is not received by the 1st, late fees apply:
- $40 on the 2nd
- Plus an extra $4 per day thereafter until paid
π Parking
Parking availability varies by property. At campus properties with on-site lots:
- Parking passes cost $350 per year.
- Pass must be purchased to park in the lot.
- Street parking may require a city permit.
π Maintenance & Emergency
We provide professional maintenance 24/7.
- To request non-emergency service: via Resident Portal during normal hours or call the office number 614 263 2665.
- After-hours & emergencies: call 614-419-7621. Messages forwarded to on-duty staff.
- Emergency priority examples: flooding, gas leaks, fire, no heat, etc.
π Subleasing / Roommate Swap
Subletting is allowed **only with written approval** of G.A.S. Properties and your roommates. If the subtenant fails to pay rent, the original tenant remains responsible. Original tenants won't receive their security deposit until lease end.
π Lease Terms & Utilities
- Standard lease terms: 12 month leases offered.
- Security deposit and move-in fees: Security Deposit is generally equal to one month's rent.
- Utilities: In most units, tenants pay all utilities. Water is included in some buildings. Check your lease for specific policy.
- Renewals: Offered in the fall for the next academic year. Watch your portal/email for offer deadlines.

To apply:
- Submit an application through our website for your desired unit. Applications can be accepted in person at the office as well.
- After approval, a lease will be offered for review and signing.
