How do I pay rent?
Use the Resident Portal for ACH/e-check (preferred). Card payments may be available and can include a processing fee. We do not accept cash in the office.
I can’t log into the Resident Portal—what do I do?
Click “Forgot Password” on the portal login. If you still can’t access it, email office@gasproperties.com with your name, unit address, and phone.
How do I submit a maintenance request?
Submit routine requests in the Resident Portal (attach photos if possible). For urgent issues (major leak, no heat, electrical hazard), call (614) 263-2665.
What counts as an emergency?
Active water leaks, no heat (in season), electrical hazards/sparks, gas smell, flooding, or security risks. For life-threatening issues, call 911, then notify us.
What’s the typical maintenance response time?
Emergencies: same day. Urgent: within 24 hours. Routine: typically 24–72 hours, depending on parts and scheduling.
When do most leases start?
Campus leases commonly begin August 14 at 12:00 PM (noon) unless your lease states otherwise. Your lease controls.
Keys & lockouts
Keys are issued at move-in per your lease. During office hours we can assist with lockouts; after-hours lockouts may incur a service fee.
Are utilities included?
Most units are tenant-paid. Some buildings include water (and a few include gas for hot water). Check your listing or lease for specifics.
Are pets allowed?
Many units are pet-friendly with approval, fees, and/or a deposit. Breed/weight restrictions may apply. Please ask before applying.
Is subletting allowed?
Not without written landlord approval. Contact us for the process and any applicable fees.
Parking & towing
Some properties include off-street parking (sometimes tandem). On-street parking may require a city permit. Vehicles parked improperly may be towed—always follow posted signage.
Laundry options
Some buildings offer coin-op laundry rooms; others include in-unit washer/dryer. See your unit’s page or ask us.
Smoking & vaping policy
Smoking and vaping are not permitted inside units or common areas. Use designated outdoor spaces and dispose of waste properly.
Packages & deliveries
Ship to your name and unit. We are not responsible for packages left in common areas; consider delivery lockers when possible.
Snow, lawn & common areas
We handle lawn care and common-area snow removal. Residents should keep steps/porches safe between service visits.
How do I renew my lease?
We typically start renewals in the fall for the next academic year. Watch your email/portal for offers and deadlines.
What’s the application process?
Apply online from the property page. Approvals may require income verification and/or a co-signer. We’ll email next steps (lease, deposit, ID).
