G.A.S. Properties – Non-Student Tenant Qualifications
Fair Housing Commitment: We assist all applicants without regard to race, color, national origin, religion, sex, familial status, disability, ancestry, marital status, creed, sexual orientation, or any other protected class as defined by local, state, and federal housing laws.
- Verifiable combined income of at least 3× the monthly charges.
- Cash income must be fully documented.
- Income should be stable over the past 6 months or longer.
- Combined average credit score of 600+ with timely debt payments.
- No excessive debt, loans, or credit cards causing overextension.
- No judgments, collections, foreclosures, bankruptcy, or repossessions within the past 3 years.
- No felony convictions.
- Not a convicted or registered sex offender.
- Must provide accurate and truthful information on the application.
- Minimum of 2 years rental history or proof of homeownership.
- No prior evictions or lease terminations due to conduct, damages, or non-payment.
- Proper move-out notice must have been given; no outstanding balances owed.
- Positive references from current or past landlords.
- Applicants and occupants must show history of abiding by lease terms, rules, and conditions.
- No smoking: tobacco, marijuana, or other substances.
- Illegal activity or drug use is prohibited.
- Maximum occupancy: 2 persons per bedroom; no more than 3 unrelated parties.
- Pet policies vary by property; approved tenants must sign a Pet Addendum.
- Service animals must be disclosed with proper documentation.
- Borderline qualifications or limited credit history may require a higher security deposit.
- Co-signers considered on a case-by-case basis.
- Applications are not processed first-come, first-served; incomplete applications will not be considered until completed.
- Submitting an application does not reserve a property.
- Lease must be signed and security deposit paid within 48 hours of approval. Lease approval is not complete until signed and deposit received.
